Mark Villamar, Founder & CEO

Mark Villamar is a founding member of Pegasus Partners. Working in Hoboken real estate continuously since 1978, Mark currently owns and manages over a dozen buildings containing 127 apartments and 26 retail and commercial establishments throughout Hoboken. His current focus is been the development of mixed-use residential, retail, and commercial projects in the highly active north end of Hoboken.

Prior to founding Pegasus Partners LLC, Mark was the founding partner of Hoboken Improvement Co., L.P. and The Pegasus Group LLC. The primary strategy in each of these entities was to buy quality properties seeing value where others did not, while enhancing the quality of life in the community. Through The Pegasus Group, Mark had a pivotal role in developing Hudson Park (302 units), Clinton Mills and Clinton Park (25 units each), and was the partner in charge of negotiating the purchase and relocation of owners and occupants of 25 acres of land in Harrison, NJ, as part of a redeveloper designation.

Mark is a Certified Public Accountant, and he is a founding member and had been active with the Mile Square Taxpayers Association, having served as President during the period when the organization achieved the most significant rent control reform in 30 years. Mark is an avid opera fan, serving on the boards of Glimmerglass Opera Festival and the Wagner Society of New York. Mark is a Vietnam Veteran. He lives with his wife in Hoboken.

Hany Ahmed, Founder

Hany Ahmed is a founding member of Pegasus Partners and has played an instrumental role in acquiring significant parcels throughout the Gold Coast. His acquisitions include approximately 1.5 million square feet of residential, retail and office space all slated for development in the next few years. He also manages negotiations for major leases and joint ventures throughout the company’s portfolio.

Prior to founding Pegasus Partners, Hany spent his career as a successful real estate entrepreneur with a focus on mixed-used development. Concentrated mainly in North Jersey, his projects have included residential, retail, restaurants and recreation, all designed to integrate with the history, character and needs of the community.

Hany is a member of the Hoboken Chamber of Commerce and Friends of the Hoboken Public Library. In 2014 and again in 2015, Hany and Mark were named Finalist for Developer of the Year by the Hoboken Chamber of Commerce.
