Mark Luis Villamar, Founder & Partner

Mark Luis Villamar, a founding partner of the Pegasus brand, has been working in Hudson County real estate since 1978. Currently, the Pegasus team focus is on the development of substantial mixed-use projects incorporating residential rental properties with coordinated retail, parking, and commercial elements in the newest desirable north end of Hoboken. The team combines this focus with the recognition of the local need for housing, both market rate and affordable units, with emphasis on market demand for larger size apartments reflecting the increasingly larger family demographic on the Gold Coast. Additionally, Mark is cognizant of the need to reflect community-driven elements of design, particularly in connection with specific historical local traditions. Mixed use development projects at this significant scale result in considerable temporary and permanent employment, higher property taxes paid to the community, creation of workforce and affordable housing, and replacement of obsolete structures with attractive buildings. That’s the role Pegasus has adopted as its mission in the communities it works in.

Mark Luis is a Certified Public Accountant and participates on various not-for-profit organizations and boards including those in the fields of education and the performing and visual arts. He is an Army veteran, having served two tours in Vietnam, and is active in the American Legion Hoboken Post. He lives with his wife in Hoboken.

Hany Ahmed, Founder & Partner

Hany Ahmed is a founding member of Pegasus Partners and has played an instrumental role in acquiring significant parcels throughout Hoboken and Jersey City. His acquisitions include approximately one and a half million square feet of residential, retail and office space slated for redevelopment in the near future. He also manages negotiations for major leases and joint ventures throughout the company’s portfolio.

Prior to founding Pegasus Partners, Hany spent his career as a successful real estate entrepreneur with a focus on mixed-used development. Concentrated mainly in the North Jersey area, his projects have included residential, retail, restaurants, and recreation, all designed to integrate with the history, character and needs of the community.

Michael A. Ritz, Partner

Michael A. Ritz is a Partner at Pegasus Partners and is responsible for leading investment strategy and execution across the firm’s real estate platform, including sourcing, acquisitions, capital markets, development, and portfolio management.

Michael brings more than 25 years of real estate investment, finance and development experience spanning residential, mixed-use, office, and industrial throughout major U.S. markets. He has extensive expertise in investment strategy, asset and market selection, acquisitions, dispositions, financing, development, and capital structuring across the full real estate risk spectrum.

Prior to joining Pegasus Partners, Michael served as Executive Vice President and Chief Investment Officer at Columbia Property Trust, where he was responsible for developing and executing the Company’s investment strategy for its existing portfolio and new investments.  Prior to Columbia, Michael was Executive Vice President and Head of Acquisitions for The Albanese Organization where he led the acquisition and capital markets execution for multifamily and mixed-use development throughout the NY Metro including $1 billion of multifamily development in Jersey City.  Prior to Albanese, Michael was an Acquisitions Officer for Invesco Real Estate and began his career as an Investment Banker at Bear, Stearns & Co.

Michael is a founding member of the Real Estate Advisory Board at Bucknell University and is Chairman of the Bucknell RE Mentorship Program.  He is married with three daughters and resides in New Jersey.

Joseph Caulfield, Managing Director, Development

Joe Caulfield is the Managing Director of Development for Pegasus Partners in Hoboken, NJ. Since joining Pegasus Partners in 2020, with the Pegasus team Joe Caulfield has been responsible for all aspects of residential development, including the acquisition, entitlements, planning and design of over 3,000 residential units in the firm’s Hoboken and Jersey City portfolios.

Prior to joining Pegasus Partners, Joe was Vice President at Toll Brothers City Living for 18 years. In his leadership role at Toll Brothers, he brought over 3,000 residential units and commercial space to market, in excess of $3 billion in residential sales. Before the company was acquired by Toll Brothers in 2003, Joe was Chief of Operations for Manhattan Builders in Hoboken. Through his position at Manhattan Builders, he delivered over 2,000 residential units.
